Forensic investigation and remediation recommendations for water leak sources and structural cracks to the building which is on the National Register of Historic Buildings. Exterior limestone facade restoration including re-pointing, re-caulking, and flashing repairs were required. The Embassy is located in the Massachusetts Avenue Historic District.
Embassy of Chile | Washington, D.C.

Site Assessment, feasibility study, zoning analysis and appraisal/valuation for the existing 11,600 square feet. English period home built in 1924 and located in the prestigious cathedral neighborhood. Abandoned in 1990, the residence sustained major water, mold and structural damage. The project includes evaluation and cost estimating for various options including: renovation of the existing building with newly designed landscaping, renovation of the existing with additions and newly designed landscaping, and demolition of the existing residence, a newly constructed 18,000 square feet residence featuring both self-contained private and public function areas with a newly designed landscape.
Iraq Ambassador's Residence | Washington, D.C.

Survey, feasibility study, and complete renovation study of this Historic, 18,750 square feet, John Boardman period home. Located in the prestigious Dupont Circle neighborhood, the detailed Ambassadors program includes: building access that is Americans with Disabilities Act (ADA) compliant, new electrical service and generator, Heating Ventilation and Air Conditioning (HVAC) system, comprehensive security measures integrated, lead paint and asbestos abatement, complete window replication and tile coffer and gold painting. The elaborate paneling, millwork, and staircases for the 1895 structure will require special attention.
Embassy of Iraq | Washington, D.C.

Total interior and exterior renovation of a 30,000 square feet existing residence. Scoop of work included: redesign of kitchens and bathrooms, exotic aquarium installation, state of the art Audio Visual system with integrated media and touch panel systems, emergency power backup system, as well as security system. A new barbeque, pool, and imported limestone terrace design with sound sound and high tech spa features. A strong Landscape design completed the projects.
Ambassador's Residence | McLean, Virginia

The hub for all international and national communications for a prominent Embassy, this project included the design of a 2,800 square feet renovation of interior storage room space into a state of the art, self-sufficient comprehensive data center. Project management included steady communication with representatives of the British Embassy abroad to ensure the critical data systems and related mechanical and electrical systems met their requirements.

Interior project to renovate a meeting space and add a cafe. The meeting space would double as both a meeting space and as lounge area for the new cafe.

Multiple interior projects throughout an Embassy’s office building over the course of several years to convert the traditional, polarized, multi-office space design into a more collaborative, open office environment utilizing full height glazing to divide required private areas.

Embassy Projects
Construction of the new security annex enhancing both the perimeter and facade aesthetics. Work included: construction of a new 940 square feet security annex, installation of perimeter barriers including fixed granite concrete knee walls and posts, hydraulic bollards, a new decorative stainless steel fence and gates with granite clad concrete piers for the new decorative personnel barrier representing the Arabic cultures aesthetic, as well as new landscaping.

Total historic rehabilitation and renovation of the original Ambassador's Residence that is a major part of the 1920 Sir Edwin Lutyens design. The project involved the integration of state of the art systems while respecting the historic context of the buildings fabric and creating new Ambassador's living spaces, bedrooms, and bathrooms for visiting royalty.
British Ambassador's Residence, British Embassy | Washington, D.C.

Historic renovation of both the Interior and Exterior to include: elevator addition to service all levels, upgraded utilities, lighting and finishes, fixtures and equipment throughout, energy efficient replacement windows and Heating, Ventilation, and Air Condition (HVAC) systems, and stabilization and leveling of masonry floors. Parking will be provided below grade via an auto lift allowing for landscaping at grade level. A proposed three story addition overlooking Rock Creek Park which will be reviewed by The State Department, Office of Foreign Missions BZA, DC Commission of Fine Arts, DC office of Planning, DC Historic Review, DC Public Open Space, and DC DOT for approval
